Some of the best neighborhoods include Washington Square West, Fishtown/Northern Liberties, Chestnut Hill, University City, Queen Village, Collingswood, Cherry Hill, Haddonfield Township, and Voorhees. 

What are the most common mistakes when Buying?

When purchasing a home, there are a few common mistakes that buyers often make. These include inadequate budgeting, failing to conduct thorough research, focusing solely on the purchase price without considering additional expenses, skipping a professional inspection, letting emotions override sound judgment, rushing the decision-making process, and not considering future needs. Being mindful of these pitfalls can help buyers make more informed choices and avoid potential regrets down the line.

What are the most common mistakes when Selling?

When selling a home, there are common mistakes that sellers should be aware of to ensure a smoother process. These include overpricing the property, neglecting necessary repairs or staging, not effectively marketing the home, being inflexible with negotiations, not disclosing pertinent information, and disregarding curb appeal. By avoiding these mistakes and taking proactive measures such as setting a realistic price, preparing the property for sale, utilizing effective marketing strategies, and maintaining open and transparent communication with potential buyers, sellers can increase their chances of a successful and profitable home sale.

How can I get pre-approved for a mortgage?

More often than not, sellers will want to see a mortgage pre-approval to determine if someone is a serious buyer. In order to get pre-approved, you will have to fill out a mortgage application which entails eight main sections. It will ask you for identifying information, your credit and FICO score, proof of assets and employment, and more. Within three days of filling out an application, you should receive a three-page document called a loan estimate outlining whether the mortgage has been pre-approved and the terms of the loans, along with other information. 

How long does it usually take to sell a home?

The length of time it takes for a home to sell depends on various factors: property location, state of the real estate market, listing price, property condition, and more. The stages of selling a home include listing, accepting an offer, appraisal and inspection, negotiations, and closing. In recent years, it has taken on average 55-70 days for a home to sell. 

What is a Buyer's Market?

A buyer's market occurs when there are more properties available than there are potential buyers.Typically, when the real estate inventory is high, buyers have an advantage in negotiations and listing prices decrease.

What is a Seller's Market?

A seller's market is when there are more potential buyers than there are properties on the market. In this circumstance, the seller has an advantage in sales terms and negotiations and listing prices increase.
